I  am in the Tampa area and I know that agents and buyers steer clear of FISBOs due to the amount of fraud that we have. 

She couldn't understand why she didn't get notice about the actual auction sale....and I said "You did, you got foreclosure notices, and once they issued a default judgement, the County doesn't care anymore." 

My tenants are responsible for their utilities and I haven't seen to much of a rate increase here personally - although lots of people in my city have.

I’ve had similar issues finding value add stuff and I look pretty much nearly anywhere in the state.

Same risk to the seller.yup agreed HML pof is dime a dozen.. and I understand wholesale transactions are mainly just smoke and mirrors..
