“Best site” could be a function of location, size, price, capacity for development, air rights or any combination of those factors. 

My HVAC guy said the duct work in the attic wasn't installed properly and that I'm probably pushing just as much air in the attic as I am in the unit.

get a house on a leas option and air B&B it when  you are not there  perhaps go a bit less but it could work

Hey @Jordan Jackson I think it depends on your goals and the level of involveness you want to have.Sure BRRRR is a great route and allows you to scale your journey faster, but the process can be a lot more intensive, especially during the first few properties.
