@Andrew Y. - I'd call DCS and confirm amounts and dates, but from what I've learned it lasts until they are 18 and then can be extended until they are 21.

That is so when a lawyer does a title search on the property, it is clear why there was a deed into Person A, and then suddenly there are deeds out of People X, Y & Z, but no explanation as to how People X, Y and Z got on the title.

I've done a bit of TK research and have talked over the phone and signed up with some of the bigger TK companies but am not finding properties that I cam comfortable with that give me the returns I am looking for.

Probably not in the amounts y ou would like, but I make good money on them, and watch them go up in value $2k per month.

If they did, they'd probably be careful enough to only work with buyers who wouldn't go around them.As for the rehab estimates, the wholesaler can't know what a rehabber would likely do to a property, but a wholesaler can say, "If the rehabber does X, the ARV will be Y."

For me the hardest part is seeing these people I care about, sitting on money or sitting on opportunity that they could help themselves with live a better life but because of 'x' 'y' or 'z' they do not.
