However 2 things to note: 1) DSCR loans for future investment property acquisitions do not care about your DTI (DTI only really matters when buying a new primary or any time you are using a Fannie/Freddie/Ginnie loan).  2) After 12 months of proof of someone else paying it for you, you may be able to omit it from your DTI calculation.

Purchase price: $204,000 Cash invested: $30,000 This deal was an almost brand new construction in an up and coming area on the outskirts of Houston, TX.

New Market Dynamics and Competitive Pricing: With more competition around commission rates, investors might benefit from lower transaction costs in the long term.

Also lot of insurance companies to give new quote asking for proof of new roof replacement otherwise not giving quote which concerns me as my roofs are very old replaced by previous owner or original roofs.
