From what I can tell, they have taken drastic precautions on their site to keep your data (email and phone number) safe.

The buyer transfers the property over to their name but keeps the mortgage in the name of the seller, continues to make the payments, takes on full responsibility of the property, all repairs, maintenance, etc.. 

I personally would put down 20 percent and keep the rest of my cash, even if it meant I wasn't "making money" in the beginning.

Is there some sort of solution where I can keep the old railing in place and make it safer without breaking the bank?

We keep raising your rent till you're not late or you leave. 

For example if there's a door connecting their unit to your unit you would need to either wall that off or replace with a fire door and keep that bolted. 

I want to keep the tradition practice aspect of the range and provide more amenities.

When we do the construction loan, we'll take the cost you paid for your lot, your soft costs (plans, permits, property prep, etc) and add it to the build costs (keep in mind, we'll make sure those amounts are fluffed and that they make sense).
