If you must have carpet, go with something neutral like you mentioned.Darker tans or something with a speckled pattern would be nice and hide stuff.

This is bogus if buyer and seller are independent parties (if the parties are associated then I understand setting true value) as there is usually a reason for the discount purchase (risk items like unpermitted work, crazy low rents in rent controlled area, hoarder, heavy need of rehab, etc).

Sparing the fringe cases, most of these properties are literally over 100 years old and setting aside the 10% i mentioned above for repairs has worked well for clients.If you are dealing with a property that is 40 years old, that's pretty much a new build in my book haha.
