So the steps I recommend to do this would be to talk to a few lenders first, get an idea of what their process is and see who you enjoy working with, look for your investment properties, and get back to the lenders so they can appraise and approve/disapprove the loan.

Looking for Architect/Builder experienced turning older 4000 square ft home into Apartment and/or ideas from people who have done this before.

Have an idea of the limits you want quoted     - Building - cost to rebuild    - Contents: do you have any business property there (appliances that are not built-in,         maintenance equiptment, furnishings in common areas) - what is the cost to replace them    - Business Income:  What is the total rents minus the costs that don't continue    - Liability:  What limit are you looking for2.

Here’s my problem: everyone keeps telling me it’s business and I need to send her to collections, but I struggle with the idea of pinging her credit and her not being able to find a place to go for her children.

I would dissolve the LLC the year after the property purchase is seen on the return.Please share thoughts about my idea and if there are better alternatives or details I am missing.

I was about to start the process to get a retroactive permit but realized the additional cost of a new exterior stairwell (metal) and architecture fees is almost 30kIm starting to weigh the options of either full tear down with a new 4 unit construction or separate building in the front of property (current is set back thus the extra costs to permit)  or adding a 2 story 2 unit addition connecting to the old propertysorry this post has become 2 ideas i need advice onif it deconvert can i use it as an inlaw suite with 2nd floor unit or a duplex up. 

Ive obsessed over the idea myself and actually work on helping investors scale more quickly via leverage.

I discussed the idea of an LLC with a local banker and he indicated setting one up especially at this stage was something I could easily do so I submitted my application with the state already.

If you are averse to risk, then actively investing in real estate may not be a good idea because it has risks and is frustrating.

Better to keep 85% of the gains than keep 0% of the losses.Sorry I don't have any other good ideas.
