@Mark Pitt The way we use it is for tenants to book all their showings online.

We require acceptable printed documentation of income (preferably showing year to date total earnings; hiring letter if new job plus last paystub), savings (they can redact the actual account number, but it must have enough identifying info to prove whose account it is), or whatever applies to their situation (passports, green cards, trust documents).

Total investment is $250,000… refi cash this one out and your mortgage is $1500/ month… oh that’s right try and FIND a 100% cash out refi on a rental property….

Lastly I have a 3/2 attached to a 3/1 on 1 meter and I just bill them 50% of the total bill.

Most of the advice I'm seeing online focuses on apartment buildings but I'm not attracted to raising rent as a strategy and managing tenants & toilets as a job.

Total mortgage with insurance payment is 680 a month.
