Some sponsors offer preferred terms on investments at higher minimums (i.e. a share of the GP) and those preferred terms are not available if the investment comes through the capital raiser (i.e. the capital raiser gets the share of the GP instead of the investor).In some cases, it adds another party to vet.On the flip side of the coin, the capital raiser is providing a service and access to deal flow for many investors.

I prefer the ones that need a little bit of work as you can often get a better deal, but if you're going to get a loan - usually 25% down, you can actually end up spending more actual cash this way. 25% down, plus some rehab instead of 25% down with no rehab, but a higher PP.

As long as they pay you on-time and you don't have to hassle them, any method the tenant prefers.My personal preference is it doesn't matter, I give them 2-3 options that works best for them.
