Sometimes we will hire specialists sub-consultants for tasks such as elevator evaluations.By the way, a buyer is always wise to hire their own consultant, not one of those on a particular lenders list which "understands the bank's risk tolerance," as the risks of the lender and the risks of the buyer are very, very different.

In all that, learning what doesn't qualify is no short task.

(It didn't help there was no public internet back then either) I eventually found that, just like all things in life, you have to give up the ghost on feeling like you need to know everything, before taking an action.

I think the internet has spoiled many older investors in these times and has gotten new investors off on the wrong foot!
