They see the continued economic and job growth of the tri-state area as a major positive to help sustain future rent growth in the Northeast Metro area. 

They are a sign of a weak economy that can't support interest rates required to properly sustain our economy.

When I was first looking for such a location, I developed the following criteria:Sustained profitability - The property must generate a positive cash flow today and into the foreseeable future.Likely to appreciate over time - Properties appreciate in locations that have increasing demand, which is the key driver for sustained profitability.Located in an area where you can make money and business risks are low.

I think everyone is hopping for that $3k per unit rental income which is not something that can be sustained in the long run IMHO... some of these areas are no Zurich!  

If you want to build sustained wealth do buy and hold rentals.

This is definitely doable if you can thread the needle of rents supporting the low down properties and you can sustain two mortgages at once.   

There will be goals beyond that, but not all will be dependent on real estate exclusively.Initial goal: 2-6 unit property that will meet sustainable cash flow objectives, possibly obtained via FHA 3.5% down payment - obtained within 6-18 months.

Although rents have been increasing quickly in the last year, I'm not sure that will be sustainable three years down the road.
