Several life events have led me to Real Estate Investments because I know this will allow me to fund and donate to research studies for Children's Cancer in the future.My brain is eager to learn more, and my ears waiting to hear from wholesalers, hard money lenders, contractors, and other motivated investors out there!!  

Hey BP, Does anyone know where/how to find the long term occupancy average for a certain neighborhood (per the Harvard Study on housing market cycles)?

I'm a brand new investor with no experience under my belt, though I've been studying real estate investing (hardcore) for the last year.Situation: I am looking at a property in Springfield, Missouri that is owned by a friend of a friend.  

How do you maintain enough equity in the property (non-owner occupied) yet get some of that capitol back for reinvestment into another property?

I wanted to know what your recommendations are for studying for and obtaining my Alabama real estate license?

My goal is within 30 years to have collected my long term return on investment (appreciation) on the complexes I have owned and maintained and apply the capital towards a 200-300 luxury condominium complex construction. 

I was also lucky enough to be able to study architectural design at a trade school my last two years of high school and really enjoyed it, however I went on to study business in college.

The properties I am looking at are not local to me so I won't be maintaining them myself.
