When they quote you a fee that doesn't leave much wiggle room since it's pretty straight-forward that 12% (or whatever fee) of gross is calculable.So, a lot of prop mgrs will use maint as a profit center (ie charge you $75/hour and pay a guy $20/hour to do it).If that is an issue, if you've got long-term tenants, how about self-mgmt?

Look, I'm gonna give it to you straight, we flippers are natural born risk takers, there is no such thing as a "safe" flip, maybe in hindsight but not at onset, at start it's more like ballroom dancing in a minefield than anything else.

Check to see if you can study while out of state so when you get to Texas you can take the exam straight away ( so you have to time it accordingly) Plus if your husband is in the military check to see if his salary alone would be sufficient to buy your first property while you build up 2 yrs of tax returns.

Other than finding a straight up owner finance situation, I'm basically looking at bank statement loans (For those not familiar, basically basing income off of the cash flow you have in your bank accounts for approval process) or private money, unless I'm missing something even more clever!
