You have to explain it to the listing agent who doesn't get it, who then sends that to the seller, by telling them it's not that you have no money, but this is a right afforded to you based on your service to the country and you can also show proof of funds that you have money, but are choosing not to use it as a downpayment because you want to do reno with it.I would use your VA, that's what it's there for.

If we do a sale, usually we'll pay off a bunch of debt or if our debt is getting high and we don't want to sell, we'll re-fi a property when our interest rate is about to reset anyway and pay everything off.

hi guys,I have saved a 20% downpayment a property but struggling to save the remaining 65K for fixing the property up.Example, the property cost 150K, I saved up 35k, but struggling to save up an additional 65K to do the rehab (my understanding the lender will not give me the rehab money right away, I have to pay my own money to start rehabbing and the lender then will reimburse me in stages the rehab portion)Correct?

I've also spoken to attorneys who say that judges have more sympathy for people who represent themselves in these kinds of matters.I'd say look into how you can do it yourself AND speak to multiple attorneys for their input (most first consultations are complimentary) THEN decide how to move forward with the partition.All the best!
