Anyone seeing reduction in cost per sqft for new builds? 

They all started high enough to be able to cushion any reduction that might have happened to their rents...if at all.The retirees that suffered were the ones that banked on their equity, and the ability to tap into it. 

Put all these in a spreadsheet or MLS report: Discount/premium to list price (as percentage), date listed, DOM, price reductions, etc.

You can go to a nutrition class to learn how to eat right and afterwards if you do not actively use what you have learned you will still be fat and doing the same things you were before.One of my favorite sayings is APPLIED ACCURATE KNOWLEDGE IS POWER.You have to make sure the info you are learning is correct and then implement what you learn to get the benefits from it.Just trying to get everyone to understand all these do dads are not the magic pill to defend yourself.I am glad this discussion is at least getting everyone THINKING about self defense whether with weapons or using your body or both.    

I totaled up some travel expenses to test in past years TurboTax returns and for $1 in Travel Business Expenses I received a .21 cents reduction in my taxes. 

Something else that comes to mind is the building going form 13K sf to 11K SF, how does that reduction of SF impact the unit count/layout/usability for your target tenants? 

Zip is a great tool for listings; I can't even get realtors to send me listings that give me a map of the listing (or link to one), DOM, all price reductions, sales history, comps, local market trends, public tax info, etc However, when I tried to log in to Zip this morning, I received the following message: "No Active Account.

I've seen agents get around this by putting your 'service fee' directly on the HUD and take a reduction in commission for that exact amount.

We have no debt, and a large cash savings stock-pilled (around $2M).
