Called and investigated, HOA said it was from fines/charges to previous owner, i.e. my mother, and it would be included in the resale package.

Since I have a business consulting background I am used to go through series of questions with clients without making it feel like an interview or investigation so I will make sure to do the same when I meet with him. 

At a minimum have a rough draft of your business plan ready so you can speak knowledgeably as to why the deal makes sense for you and for them, your preliminary financial models, supply/demand in your area, what type of storage business model you plan to use, etc.   

I don't know any tenant that would wait 3 weeks just for the problem to be investigated. 

Should know more in the next few days, but I want to start putting some preliminary numbers together in the mean time. 

@Khoa Ha just make sure you do a proper title search on the property and know what liens might exist.In one instance, I actually won the auction (had done a preliminary title search) only to find out that the title was clouded by the previous owner and the current owner had liens from the IRS and was a little crazy and had tried to set fire to the property.

Lots and lots of questions that are raised by this model, so I urge you to investigate thoroughly.

But after further investigation I became a fan.
