In chatting and building the relationship (I’ve been helping repair some things around the duplex), he’s the one that has been discussing moving on with the property and the thought of owner financing, he mentioned the tax benefits of it all.Now he could just be testing the waters to see how much I know and what I would be willing to expose, but he’s definitely keen to the idea of it all...I guess overall I’m eager because I know the power of this property, and the willingness of information he’s been sharing with me.

I hear you bro about no hoa fees = higher buying power, but I'm torn about it because like you mentioned before being an out-of-state owner, it good to know the maintenance is taken care of and especially if the property is vacant there's less of a chance of squatters. 

I found it that besides having access to MLS, most agents do not have any superficial powers and not adding much value.

@Thomas Cummings is correct, cash flow is great if you can find it, but appreciation is more powerful and is the main driver behind demand for SFR and small MFH rental investments in Denver.

You can increase Curb appeal with some power washing, paint, and new landscaping.

Sorry for the odd title and  description but it is hard to ask this question with few words.I own a power washing business and I mostly wash walkways, sidewalks breezeways, etc and I have tried to get into doing jobs for the big apartment complexes here in Phoenix and I have gotten a few but not many.

Even prior to that I’ve always had an interest in real estate because I’ve always seen it as the best means of financial freedom and getting out of the rat race.

We get power of attorney to talk to the mortgage company just in case there is a change that happens to the mortgage payment.

Despite all of my ventures, I have not achieved the financial freedom I desire.
