I’m aware that a lot of the bigger players have salesman cold calling to generate leads.

I believe this is the exact program my tenant applied for, which is a total mess, but I'm going to take a look.Based on my experience, I truly believe that this program should be viewed as a last resort.  

Many flippers resort to deed of trusts with promissory notes as it provides collateral.

I see people refer to that online as a last resort, but I'm not sure it's that bad.

Ryan, unless you are going with old school hard money (last resort- try to avoid it), lenders that that credit your financing package with rental income or potential rental income still require credit + income + debt to income ratio to qualify.

(Near Ski resort, spas, water park in the summer,etc) Any suggestions and recommendations why would be extremely helpful.

I am not against having a property manager down the road but I definitely want to give it a shot on my own before I resort to that. 

Vacation rentals have sucked up a lot of inventory in smaller resort towns to the local work force so that is driving up their monthly rents. 

I'm a mountain man and hate this idea but it seems the most accommodating to guests.This will be in the NW NJ area near Mountain Creek ski resort. 

So actually filing eviction needs to be the last resort.
