Agree with @Chris Seveney- people LOVE making their ownership structures so complicated when you can mitigate risk in so many simpler ways. 

None of the sites, including AirDNA which I like and use, are to be trusted at face value.

The whole idea of a quiet title is to give people public notice, you never really know if they are local or not.

If you have the right location (in town or by the beach) and provide an above average property, you can do well.  

@Savannah Holzer- my current focus will be on LTRs for time being and due to geographical constraints.

My suggestion would be to talk to me or someone else who has actually had this mortgage and see if it’s right for you.

You won't be able to get the solar credit if it is not your primary residence.

Hey @George TurnerMy opinion may be biased, but I don’t see a reason not to go with your realtor’s rec if you trust them.

I'm particularly excited to learn more about mid term rentals, BRRR method, and any other strategies people find still work in our current economic climate.

I grew up with a realtor for a mother, but she’s not too well informed on new construction.As it stands today, I have roughly 70k liquid and looking to invest in building a new construction home for profit.
