For the first 5 purchases, she wouldn't even consider letting me use a previously purchased property until I had owned it for a year...my last purchase this Feb was appraised nearly 3X what I paid for it, and she convinced the "powers that be" to let me leverage that equity for the purchase of a duplex only two months later.There is no real magic bullet in your scenario, but two things that were mentioned were very astute; @Nick Colamarino you need to only get one lender who will agree with you (out of 50) and you need to present your case more clearly/passionately to them to win them over.

For the last few years real estate was something I was very passionate about and never had the courage to do something with it, always thought about not enough time, money , knowledge and honestly after I spent a lot of time home due this pandemic I've decided that this the perfect time to start, to learn, understand and absorb as much knowledge I can (yet not enough money for investing by myself).I went over lots of websites, YouTube channels, saw few webinars but yet far from understand how does it work, how do I start, what kind of investment I want to do, what part of the chain I want to role etc.

There are a lot of people in your shoes of becoming interested, and then passionate about investing in Real Estate but not yet "pulling the trigger" as they say.

I also don't mind because I'm passionate about investing too and I love the "thrill of the hunt" and envisioning what the end product can become.
