They seem to find the people and no signature would be required from the tenant, just the affidavit from the process server that the papers were served.

So it doesn't matter if you make 100,000 or 500,000 if you can't demonstrate on paper to an underwriter proper use of handling money and honoring your obligations ( good credit ) then they will see you as a high risk.
