:) If this property has visible fire damage from the street, there are likely lots of interested buyers and it appears the neighbor has noticed this as well.

The most common contingency is Financing where you will get your EMD back if you cannot get approved for financing and you give the Seller notice within X days.

Here is something I've noticed when working with contractors -- the little guys mostly never have a website, let alone advertising except for some quick little Craigslist ad, some don't have business cards, etc.

Other buyers may ask for less as well, but be prepaired.Since you letter invites a commercial transaction in some states credit and other information may be obtained by a potential buyer and the owner/borrower may need to be informed of the transactions pending and comply with requests, again, may or may not be required, but certainly notice must be given.
