We have a friend in Louisiana that is a contractor and another friend that has 2 rental units there already so this is the reason we are looking in Louisiana, plus costs in NY where me and my business partner live are way more expensive of course.

I don't live in the US and I don't have another income in the US (such as employment or earned income), but I have a property that was rented starting in September 2023.

The trustee will be a LLC we create in WY to hold the land trust for the anonymity and added asset protection.The question I have run into now is that some things I am reading say that I will have to register the LLC in the state I live in, (will be Illinois) so I will be basically paying for two LLCs.  1. 

Closed in part of the attic space created an additional 900sq ft living space, also finished the home it was only partially finished.

Adjusting to a new city is hard enough without changing your standard of living.

Where do you live? 

I think we’ll likely move that direction as tenant vetting, listing, showing property is going to be a challenge living out of state. 

I have done flips by just painting walls with a smoker that had lived there for 20+ years and it never really came out (we replaced the floors) and were still there. 

Like I said in another response to this thread a really good TC will have a hand full of top producer be worth their weight in gold and make a VERY nice living for an in home job that comes to you with little to no over head.. 

While I do live in suburbs and have kids today, I was more drawn to walkable, older suburbs and urban areas before kids (still am to a certain level).
