Maybe because I'm not from Miami (Born in Philly) or maybe because I worked in Hospitality for so long, but being nice and responsive just seemed like a basic tenet of being a human. 

it comes down to Human nature  TK can sell one of their homes in inventory and make 20k or they can sell an existing home make no money and if they had to guarantee something probably lose 10 to 20k  so 40k swing on one transaction.. for those reasons you have what you have in the industry.And interesting post would be Who has sold a TK home within 24  months on the open market thorugh a realtor and made a profit or let alone broke even.. that would be interesting to know.

The only exception to the no transfer rule is to a "family living trust" where the borrower, the human, is one of the beneficiaries.

They hurt the reputation of honest dealers and are a menace to the public.

Dealer properties- your fix-and-flip properties are those intended for immediate resale for profit- short term capital gains.  

Attitudes of most wholesalers here seem to be dig in the seller's pocket and sell the contract for a big profit, those posting such claims are seen as heroes in a way, when actually they are predatory dealers if they are justifying to a naive seller a lower price or using sales methods to over charge their buyer.

I understand that this may be easier said than done.You might want to ask local modular dealers for a referral. 

BTW...I am sure securities dealers can dump all sorts of complex securities on the unsophisticated public and claim that there is something in writing saying that it is okay to do so.

There are people that think water is a human right and should be free.
