I don't see the IRS being interested in following your money trail to see where you spent your own money during a global pandemic.

My name is Tim, I just graduated from Baylor University a month ago and have moved to Texas to start my career in real estate.

A duplex is universally understood to be a duplex and all.   

Has anyone used a lender that does not require the co-signing party to also owner occupy for the FHA loan or is that a universal deal-breaker?? 

From what I seen the market calls for air bnb in Cleveland/Ohio city/Cleveland heights/university heights/Lakewood area.

& 2) the market is currently unstable amidst the global pandemic.

It's an impressive university town.
