Here is what we do for our BRRRR projects:Buy distressed properties (cash with private lender)Rehab is 20-30K on average Rent it out at the top of the market Refinance (we created forced equity)Repeat the process Rehabbing at a better level provides higher quality tenants and higher rents.

Also, I bought mine furnished and depending on where yours is located and what sort of demographic you want booking it (budget conscious, luxury, local emphasis, etc.) will have a huge impact on how you much you should plan to spend on furnishings and decor.

He my ex-husband died just 14 days into the sale of it, yet he had already bought transfered an changed deed ,then he died the investor force me out sold my home to his workers As to get as far from me as he could I have been homeless now for 1 1/4 year waiting begging for help as it also says I sold it for $60,000 , I NEVER GOT  NOR SAW ANYTHING OF MONEY AND YES LEAGALLY DEFAULT SHOULD HAVE PLAYED A BIG PART ,BUT IT HAS NOT I AM HOMELESS MONEYLESS AND TRYING TO UNDERSTAND WHAT TO DO BEFORE ITS TO LATE , THIS IS A MAJOR PROBLEM AND WILL GO UNPUNISHED,SCATHED LEST I TRY TO STOP IT .AT LEAST ATEMPT TO GAIN MY MONIES

It seems like it has the potential to be a decent house hack where I can live in one side and rent out the other side, but I am analyzing it as if I were renting out both units.Here's the overview:Seller accepted my offer of $90,000 (they were originally asking $95,000)Similar sized duplexes rent for around $1,500 total ($750 per unit)The total gross rent would be about 1.6% of the purchase price.I can get a conventional 30 year loan @ 4.5% interest, with a 5% down payment.Mortgage payments with PMI would be around $469 according to mortgagecalculator.org (not including taxes or insurance)Using the 50% rule of thumb to estimate expenses, I might be able to cash flow around $140 per unit.Here's what I found out when I went inside:There are 2 new forced air furnaces.Updated pex and PVC piping.Updated electrical wiring with separate panels.2 old corroded hot water tanks.

Just to make things even more interesting, it was completely gutted down to the studs and came with a squatter that had to be forcefully removed by the police (via shattering a glass patio door).
