40-60% is HUGE and when you mention cash flow this flies right in the face of all those investors out there that keep telling me, at least in general, maximize your cash flow as much as possible.

With this being a long term extended stay model they can also branch out into other cities that may have more businesses that have a lot of people fly in for training or work of that nature.I will say the difference between the AirBnB vs hotel argument for this brand is the same for the other extended stay brands. 

This is a form of the 'syndication' we were seeing in the 80's and 90's, which is now a dirty word.I've already survived one bubble with flying colors, and have a bomb-proof strategy to survive another.

For this reason alone I do not think this would fly.

If this 3 unit deal goes through I'll be flying back to close it. 

So you have some kind of a system that you want to blow apart and rebuild in an area you have to fly (not drive) to?

Rents and values have been flying up and should continue to do so in the near future.

But it's really not feasible unless you're going to fly in and drive or have someone you can trust to do it for you.
