So for instance, lets say the mortgage is $3400 flat and that split amongst 5 people would be $680 but I was thinking about raising the price per person to $750. 750x4(roommates excluding me)=$3000 leading me to only pay 400$ month compared to paying the full $3400 by myself.

Hi everyone, I have just screened two roommates and there is no reason not to move forward to leasing other than I have never rented my properties (all SFHs) to roommates before.

It might not help with the current tenant since they already know you're the landlord and they're now used to the convenience of having you next door, but in the future, create a privacy shield and put in some systems to help you screen repair requests.

Strictly investment, you could always include utilities and just add it into the monthly rent some tenants prefer everything bundled into one flat price.

They’re entitled to apply their same screening standards and wait for a tenant who meets their qualifications.Once they find a qualified tenant, and that tenant starts paying rent, then at that point your brother-in-law would no longer be responsible for paying rent.
