Without more facts it's hard to assess what really happened in this particular instance, but just casual observation on this website and other online resources suggests that there's a massive stream of "inexperienced money" (what stock guys call "stupid money," which is the wrong expression because the people who own it are invariably well-educated otherwise)  flowing from the coasts to formerly great midwestern cities that have had a hard time adjusting to post-industrial realities. 

Some great points made above by NY locals and the views expressed are so well balanced.

As for myself, I think the most controversial opinion I have expressed is my distaste for "subject-to" investment.   

Recently the tenants in my Louisiana property expressed interest in purchasing the property we wanted to sell.

Sadly, no, he isn't.And notice you didn't express any regret at all that you couldn't show up at my current reno and pick up a hammer.

Notice when they express frustration in their face if they aren’t a complainer.

I would try by sending yellow letters (starting by ones that have "for rent" signs or posted evictions - landlords do get tired) expressing an interest in the property and your desire to "house hack".  

I have been stalking the forums for a bit and can't express how appreciative I am for all the info I have gleaned.
