I'm not an agent so take this with a grain of salt, but I dont know that you are doing anything to risk your license here.I cant imagine the banks being OK with a straw purchase like Mike said, that's just crazy to me that you can disclose "I'm using this person just for their credit because you wont give me the loan, but I'm going to pay it" and the banks are fine with it.

Should be owner financed purchase, my money on the rehab, numbers in line (65%+/- less repairs) with low money costs on a $350k+ house.Back in the day I used to pull a lot off my newspaper ad, I imagine the web would be similar, but these days its pretty rare for the homeowner to have any equity around here, so the better deals are from banks, hedge funds, other investors, etc. so knowing people works better than letters and signs for me.

I did not grant access or permission to the utility company to enter my basement and instead my tenants did (their unit was the third floor and they allowed in basent to shut off unit 1 w/o any permission).Email is [email protected] if you have a lease example you don't mind sharing!

It's not going to be an issue for most insurance agents because it probably won't get in the way of writing the business (unless it's placed with an insurance company that has strict risk inspectors).But if you're going to make an unfinished space habitable, including adding a kitchen, and you're going to get permits for the upgrades, I imagine at least some of the work will need to be inspected.
