I presume that in LA it is illegal to rent a unit without a permit, but I highly doubt there is any law dictating how noi is figured.

@Armando Castillo not to doubt you are you saying you have CLOSED on a tape of CA assets at 45 to 65% of TRUE ARV  or  just what they say the ARV is :That would be truly incredible .. out in the mid west Absolutly no problem and you would be over paying by a bunch in many markets at those % numbers... if you have details that would be great.

I doubt you'll have an excessive number who actually show and submit checks...If by chance you do just pick the applicant(s) that are best qualified based on your criteria and return any that you didn't run.

Hopefully it will appreciate and you can move on up, so just keep it in good condition.You won't get a buy out price if they want it appraised at the end, I doubt it would be worth it as 20 years can be the life cycle of solar panels and then, I bet something cheaper and better will be available, so I wouldn't tie my thinking up about buying it down that long road.BTW, Welcome to BP and congrats on your new home. :)

Sounds like the place is worth 120/125K, doubt the market will go up 3% but it could. the option price is really paying for the expected raise in price over the term and being a bit less gives the option value to the "buyer".
