Your best bet would be to apply and see what you can qualify for.

As others have said, I'd bet that he's referring to $1,300/month gross rents, not Cashflow.

In the short term, though, you bet I'll be swinging hammers.

However, if you are not personally guaranteeing the mortgage, you bet there are benefits! 

I bet that was an easy sell huh?  

First issue is that they are not trained to the level I would require to bet thousands of dollars on, secondly I would never trust the assessment of value supplied by a seller.
