Figure out what the performance would be under your ownership and your leverage structure and if it can give you your desired return.

If you desire an ADU to house family, it is less relevant if it is a good RE investment.

Yes - I tried a paid social media campaign (FB Ads) to locate accredited investors, but it did not yield the desired results, so I no longer use this strategy.

I'd recommend looking at desirable adjacent locations (mid city vs K town) or Cypress park vs Highland park etc.

From the nurses I've spoken with, something closer to Denver or the south towns would be your best bet in terms of desirability.
