Noe ethnicity "could", could play into things at times as some ethnic groups have deep seated beliefs on how they transact financial issues, ie Jews containing all lending and financial transactions in community other then retail selling, or Hmung communial money sharing, building and financing.

Larger banks dont sale to smaller investors like me and you unless you have really deep deep pocket and can cut a check on the spot for $50 mil plus, given the fact you have bought from them before and have inside connection and a solid resume of note buying.Now these days the community banks in trouble have either been shut down or their balance sheets have gotten stronger, if they sale NPN's their pricing may be ridiculous.

I recommend becoming completetly familiar with the type of property YOU feel most comfortable with and start getting to know some wholesalers to see what they offer and how it compares to retail and REOs(sometimes there's not a lot of difference.Then I would deploy wholesaler strategies to find deep discounted properties without paying the middleman fee.

How much they spend doesn't matter as much.It's how much profit does the retailer have left over after deep discounting to drive sales is the key.Many retailers lose money all year and Christmas season either makes them or breaks them.I did not buy anything except a hand truck for my apartments that was 20 dollars off regular price 600 lb capacity.I also say some crowds but not huge crowds like previous years.I was at the bank making deposits and talking to the tellers.They said the deals this year were not that great and that you can actually find much better deals on CYBER MONDAY ordering online.The online companies have tax advantages over some of the brick and mortar operations.I love the idea of ordering from home and still getting a deal.
