A local bank might make rates competitive for smaller loans but most big banks will not write them.

I find that some of these "off market" deals have just as much competition as deals that are listed by agents.

To @Lien Vuong's point 4 families in the area's you're looking are going to be pretty difficult to find, and competition is going to be fierce.
