I believe in having Integrity and Character. 

The building needs some character like the fake stone at the base. 

I get it were new sponsor have to start somewhere .. but there is no substituting experience in these deals.. both as mentioned above with capacity and character. 

Your attitude in this thread leaves little to be desired and reflects poorly on you.I fully agree with you that in sub2 and any other real estate transaction, there exists unscrupulous characters who belong in a 5X9 cell and not out on the streets taking advantage of the misinformed, unsuspecting, or ignorant.

Keep in mind these are also in a commercial building with beautiful historical character in a downtown setting.

I guess the downside risk is if something happens in the common area that would be an additional expense out of my pocket unless it was directly attributable to a specific tenant. 

However, I've noticed that arguably the most important Attribute is being able to  "pull the trigger".
