Once you have that letter store it every way possible and make sure you have a good attorney, because the standard policy will give the adjuster many ways to deny your claims.

If you have a disaster, Fema and insurers will write you a letter and tell you that your damage was a preexisting issue so you only will get half of replacement cost.

I have bought leads off list source, paid for the Stamps myself printed the letters out , and still nothing.

Is there any letter I need to request from HOA (say commitment that they will clear this up) that could be sufficient for title company to agree to close 3.

Then someone dropped the ball....did you see the actual approval letter, and approved closing statement?  

To nip confusion in the bud before it happens, I make sure that there is explicit language in my Statement of Work (engagement letter) to cover this stuff.  

The agent will of course need to block out any personal or financial details about the buyers or sellers but the details of the sale are all public knowledge and available from the local county assessors office (usually online and for free).
