Also if you were considering wholesaling, in this business if you even want to get a 5 second conversation with a note buyer you need to broker a note where you know the servicer, pay history, sellers color, how much hair is on the note, and legal and title status as well as property value and know what the property currently looks like.If you cannot answer these (or know what some of them mean), you will not be successful and may end up blackballing yourself.

@Brad CoutureThe beauty of BRRRR is using conventional money at owner occupied rates as long as you wait the requisite time period to buy each home and as long as you're willing to owner occupy them so if your guy isn't letting you do that, get another guy.

My other suggestion, don't lose closing on the first home you love by trying to split hairs on a couple thousand dollars (which in this climate is like $2-3 higher monthly payment per $1K increase in sales price).
