We know baby boomers are retiring, they want beach front and golf course locations with little maintenance and ranch style one story living.

It's a snowball process so in the beginning it'll be baby steps 

Just because I think a crying baby on top of a night shift worker might be a bad idea doesn't mean I can automatically screen out an infant.Short answer is that at the right price it can be an effective strategy.

I am growing weary of spending upwards of 1 hr per property I'm analyzing, while maintaining a W-2 job, new marriage, and having fun with my awesome 5-month old baby boy (pic attached!)

With sewer lines on a single-family I have had the tenant share the bill if the clogging culprit is their fault (a t-shirt, feminine stuff, baby wipes).  

They can't expect our GDP to grow in multiples, their only way out is to tax Baby Boomer wealth coming up.  

I am not discounting your arguments as I know these are big factors for many people but people leaving NY/NJ to retire in Florida is not new and it’s likely a large wave of baby boomers are doing what everyone else has done for decades,  there are just more of them.  

Baby steps can take you very far, so take those baby steps, get out of your comfort zone, get creative and do not allow anyone to box you in with conventional wisdom or standard practices. 

When we saw our home I went for about 1 min and my wife walked in for about the same while I waited in the car with our sleeping baby, the agent came out, and we told that's the house we want, put an offer in right away.

Which one involves a lot of work with no certain outcomes and which one is as easy as stealing candy from a baby?
