IE there are 3-5 people hiring the same direct mailing company to do their postcards and I receive all of them at the same time, and they all go in the trash at the same time.I don't mind the direct mail so much, but the ringless voicemails and cold calls from VA's really annoy me.  

I have a military retirement, VA disability, 20 rentals and participate in 20+ syndication deals. 

However, I have a new rental in my portfolio with lean margins, and my choices are: 1) self manage and keep the $250 cashflow2) use a local Property Manager and make basically $50 cashflow; or 3) go with a low-cost, overseas Virtual Property Manager (VA) wherein I get property management and approx $150 cashflow per month.I've never tried option 3, but my research tells me it's ok, since Property Management can be distilled down to a set of tasks that can be done remotely, online, over the phone, etc.

Appreciate you sharing this, I manage 14 properties in my market, just curious:Where did you find/source the remote VA’s your referring to?

Only option better if you qualify is the VA loan.Check this out, we even do a One Time Close Loan on new construction with USDA.

I still own that very asset in Northern Virginia (D.C. area) and live in Georgia.

I’ve been in touch with well drillers from Tennessee, Virginia to Charlotte, and everybody is backed up at least 3 to 6 months.

I am also an out of state investor from Northern Virginia but I primarily invest in Cleveland.
