I've been seeing lots of promising deals in Homestead and will continue to search down there.

I have really good friends who promise me another collapse is imminent because the market is feeling "bubbly" again already.  

There are promises which are unenforceable. 

D) Don't over promise - figure out what you can do for x% and don't be afraid to explain up front how all of the repair and repair management thing go.    

I have a promising lead that I would like some feedback on:I have been looking for my first deal in an appreciating neighborhood in Rochester, NYSide by side double 2/1 for both units.It needs some cosmetic repairs but is in really good condition.

Many of these give sales pitches, gurus try to sell their products or mentoring programs, or someone tries to get you to invest in a REI Fund by a group of people pooling their money, for some REI and promising an unrealistic return.

I've probably looked at this house already (not many REO in the county I don't visit) but that price point is below my usual - so I'm not competition (I promise!).

Stick to application standards such as minimum of 3X the rent earned in *gross* income.Don't make promises to tenants.
