PG is a great tourist spot so I’m sure you could easily find rentals.We have been renting long term, 12 month leases for both units but are starting to entertain the thought of doing mid-term rentals now.

My target property & market consists of: - B/C class areas in Northern NJ,- SFR or condo, under 1500 sq ft, 2 bath max- no major renovations (foundation, plumbing, additions, electrical)With the current RE market, (ie: low inventory, scarce contractors, etc) I was hoping to learn if current fix & flip investors out there were using a different % to calculate if he/she would even entertain a lead?

With that in mind...Grant told him that (paraphrasing) if he "stayed liquid, he'd stay broke" and told him (after pitching his "investment opportunity" again) to spend his only $3k to his name on the Grant Cardone REIT (again, I'm assuming it's a legit REIT, but it could be something else, idk).... not on rent or paying bills or buying a suit to get a job or any of that...Since then I have not deemed it necessary to entertain listening to anything from that particular individual.
