Also, the appraiser used the "Ellwood Formula" and I have no idea how that is calculated so I don't think I'm comparing apples to apples here.This is the direct quote from the appraisal:The subject property is an older, multi-building property.

Any inspections required by buyer were with notice and the buyer was my insurance agent or contractor that was giving me a bid and the buyer knew this ahead of time and did not upset the apple cart with tenants if they were home during an inspection.

Any type of DSCR lender should be giving full value after 6 months of ownership...5 years is wild if that's a guideline with lenders you know of.  20 is going to pay off sooner obviously but I have clients many clients taking 40 Year Interest-Only $$ (10 Years I/O, 30 year fixed).
