from what I understand it was shared housing so the lady with child was living/renting out a 1 bedroom and sharing common areas with 2-3 other folks.

If there is no second financing, ask the title company for an "All Inclusive Deed" I'm not familiar with deeds used in Cali, you have some wild twists out there, but the seller needs to have a security interest filed. :) 

A lady called me with a doublewide she wants to sell once her house is done being built.

I like the idea of buying at the bottom, I was in pheonix, made a 15k offer(bank approved it)on a reo, pulled my offer when I saw the pregnant lady buying crack on the corner, fear drove my decision that day.

The other day when I was at the mall I ran into a lady who was a real estate investor who was literally walking the busy mall, talking to as many people as she could, and putting her business card in peoples hands who would take them.

Hopefully, that wild ride taught you everything you didn't want to know about real estate, and everything will be smooth sailing from here on out.
