I wasnt born this way, I went from zero skill to handy over the years...although I was forced to because my dads a hardass...in a good way haha But if its a cosmetic flip like mine, I would suggest diving in and do what you know you can do and for the things you cant, use the internet, this forum or you tube.

My tenant is breaking lease, because he found a job in another state.His new employer will pay for the 3-month penalty as part of the relocation assistance, but requires some sort of invoice to show the total amount due.I'm a private landlord, and don't have any official looking invoice for this purpose.Does anyone have any suggestions on how to tackle this task?

If you buy something for the whole duplex - gas for the lawnmower, icemelt, a new roof, trash removal, internet... it is only 50% deductible since you cannot deduct these kinds of expenses personally.
