It's literally meet up, have a beer (or wine in my case), eat if you're hungry, and chat with the people sitting around you.  

I just broke through the Analysis Paralysis syndrome and I've been hitting the Streets searching for those sweet deals.

@Matt Bell nice work for a remote rehab.. your cost of capital seems very low did you not borrow much or did you have a sweet heart deal that others who have to use HML would not enjoy.with the unkowns you did very well to make a profit.. and I think a major lesson learned is that you need VERY Large spreads to make these work and be profitable

As an example: One of my trim guys was building out a sweet set of stairs for another client.

We came to a "ehhhhh," okay number. 60k(negotiable with seller) I felt like I hit the jackpot until...........I actually looked up the price of transforming a bedroom to a bathroom..My God.Second House: I get a call right after leaving the first site from a sweet lady over the phone.

I thought 8-12% is about the sweet spot.

Where are the sweet spots where values can still be had but that are also coveted by solid renters?
