Now it's true that the travel cost will be higher but there are ways around that.The reason I say this is, I know there are other parts of the US with much stronger economic growth than the mid-Atlantic, and those will be better places for investment.You didn't say what you plan to do with your properties but that would be really helpful to know.

You will also run into duplex LTV restrictions...so lets say you bought it for 100K cash, put 15K into it...then tried to refi - the banks asks for 6 - 12 months seasoning and max ltv on a duplex 80% LTV...you have tied up the funds and end up with 65,000 back...your going to run out of reserves.

How your offer is structured matters as well if you were all cash with verifiable funds in the bank and waiving inspection that carries more weight than a regular loan or using hard money tied to conditions to get the loan.

Investors need to apply what is most appropriate, but, in reality, I know most won't ever get there as many get tied into a few methods and just go with that.I think your CFO has merit, used in appropriate situations with limited down payments, time allowed for buyers to get back to a loanable position and prove themselves, it may be just what the doctor orders.

I like the transactional funding as well.I really define it in two different terms.Transactional funding (a.k.a.) flash cash - Your money is tied up for one freaking day.
