That, combined with it's proximity to two strong rental hot beds (NYC and Boston) makes CT a prime "Secondary Market" in my opinion.

I'm not too fond of someone trying to strong arm me, so my first impulse is to tell the guy that you're happy to do business with him under the terms you already discussed or he can move on if he prefers it that way.

Sales is a strong point of mine, so I'm going to try and do as much as I can with that focus in this space.Once again, thanks for all the information and discussion. 

I would not try to figure out all the legal technicalities if this is not your strong suit.

Is the presence of galvanized water lines a ticking time bomb? 

If this is the case I would strongly advise you do now before making any decisions.

The market in the area has been stagnant as far as for "sale prices", but it seems to be holding strong. 

If you want to land deals without looking at them, then I would come in strong with little to no contingencies.

Your properties aren’t going to appreciate a bunch, and I’d look to other markets if that’s your end goal, however there’s a steady rental market in the area that is strong.
