There's A LOT that can go wrong between tenants, toilets and termites... and having 16 to deal with instead of just one can make for a lot more stress than you're hoping for.That all being said, not trying to dissuade you, but perhaps a single family home at a much lower price would be far less risky and offer you more opportunity to find a deal with such terms.

They're great if you want to put almost no effort into it other than clicking a few buttons to purchase but like @Geordy Rostad said, the returns you can get from physical RE with the right deals will be much higher.

All too often a big house (the dream) is paired with long commutes and stressful jobs which minimizes the time away from home and what really matters.The wealthy don’t attempt to keep up with the Joneses.

This experience was extremely stressful being across country and in a different time zone.

If in your shoes I guess I would try to understand how stressful the situation may be in nh with a family member being ill.

In the beginning of my investment career I was more passionate but when I stopped being passionate and based all my real estate decisions around making more money..it only made me MORE MONEY and less stress. 

If the self-management is what causes you stress then it may be worth considering just starting an operating company.
