There are still likely a couple (smaller) rate hikes to occur and then quite possibly plateau for the next 12-24 months.

Prices have doubled in the past 2 years, along with interest rates.  

For reference sake, we have one mortgage at 7.5%; one at 5%; and all other financing below 4% with an overall portfolio weighted average interest rate of 3.785%I don't care too much if you have 5 properties or 500, but I'm curious if others have gone through this thought process at some point in their real estate investment journey and if so how did you make this decision?

I have 3 properties in my personal name (to get best rates).

But also, you'd get a better rate just buying your home with a home owner loan. 

Looking at multi family in mt pleasant and I’m seeing all over online crime rate is very high but agents and PM’s saying the area isn’t bad.

It's tough for me to answer on a learning curve question I went to high school for architecture and college for construction management and I've never personally flipped a house, although I know how to budget and schedule it.

Look for the worst house in a great neighborhood with good school system or near major attraction.5.  

If you open up the schedule and another guest books, then I agree with @Chris Seveney that a credit (assuming the new booking is at a discounted nightly rate) would be more than generous and also lets her know that you are a reasonable host if she does decide to book again in the future.It just feels odd that she would be contacting you the day of check-in to cancel due to the weather, when she could have communicated this days ago.

But for my education through stuff like school is about to come to an end, so I really only have one shot at this or else you can catch me working at a Mcdonalds somewhere in charlotte NC....
